Do you have the proper insurance for your Charlotte Properties?

Head for cover! The rains are coming! Are you sure you have the coverage you need?

Heavy rains have once again created havoc with homeowners in Charlotte, NC who live in a flood plain or even just in an area where a creek might rise higher than expected. When the first floor of your Charlotte property floods, the damage is more than just wet carpet; you’re looking at water soaked and damaged furniture…every piece of furniture that gets wet is at risk for total ruin, then there are the small electrical items such as lamps, fans, alarm clocks, and phone chargers that usually need replacing. Of course, the big items that are ruined are the TV, stereo, DVD players, X-box game systems, home computers, copy machines and scanners, plus whatever hobby equipment you many have such as musical instruments, photography equipment, and more. Then, of course, there is the structural damage itself…drywall needs replacing because it buckles when it gets soaked. What kind of Charlotte Homeowner insurance do I need for my Charlotte Properties?

You need a separate policy to cover items lost and damaged in a flood. Most normal homeowner’s insurance policies cover your house, as well as your belongings within the home, in the event of an insured loss or catastrophe. Some of these insured losses or catastrophes may include fire, burglary, theft, and possibly even the back up of sewer or water damage. Depending on whether or not you live in Tornado Alley, you probably need separate tornado insurance; Florida and other coastal residents often need a separate hurricane insurance policy, too. That’s why as soon as you receive your declaration page and policy; make sure you read everything carefully to understand which risks are insurable and what endorsements or separate policies are needed to insure all possible risks.

Regardless of whether or not you want to take out the extra insurance on your home, if you have a mortgage, your lender will require homeowner’s insurance. The policy will have to meet specific standards before they’ll even cover your loan. Lenders want to know their collateral is covered in the event of a catastrophe or insurable risk, so that their investment is not lost. Homeowner’s insurance is usually paid annually, but can sometimes be broken down into semiannual, quarterly or monthly payments. The policy will offer a certain amount of liability to protect the homeowner from being sued. It’s no secret that the Charlotte real estate area is currently in a buyer’s market and you best have a qualified Charlotte short sale Realtor!

So what does that mean to Charlotte real estate home buyers?  It means a deal! And deals come in all shapes and sizes – including short sales.  Depending on who you talk to, short sale home purchases can either be a blessing or a curse.  Here are 5 simple tips to make sure your next Charlotte short sale purchase lands you the deal of the century!

• Patience is the name of the short sale game.  Let’s face it, there’s nothing “short” about a short sale.  Buyers looking to take advantage of Charlotte real estate short sales have a long wait ahead of them.  On average, purchasing Charlotte short sale homes for sale can take up to four months before you receive an approval letter from the seller’s lender(s).  And the process can feel like you’re trying to run a marathon on a treadmill.  We understand the short sale timeline and will keep you focused on the end goal, ensuring you are provided timely updates and know exactly where your offer is in the process.

6 Tips to Understanding Charlotte Lifestyle

Charlotte is not New Jersey!

• There are certain things I have to explain to you about Charlotte which are most likely different from where you live. First of all, most of our homes do NOT have basements. The ones that do except for the older homes have “walk out basements.” This is do to our soil condition which is clay and not porous. Basements are expensive to build here, so some of the Charlotte builders actually add a 3rd floor in place of a basement. Most of the newer homes have some kind of “bonus” room over the garage for the kids to play in.

Ranch homes

• If I had a wish for builders in Charlotte it would be to build more Charlotte ranches or ramblers as some of my Midwest clients call them. Charlotte has ranch style home however, if you look for only ranch homes, you will seriously limit your choices. A better suggestion would be to look for a master on main and if needed even a second bedroom. We do have 1 ½ story homes which may have a bonus room or extra bedroom upstairs but the main area will be like a ranch home. This year a great builder is finally getting it. Home-A-Rama Charlotte is going to only have one builder this year and they happen to be a favorite well known one in Charlotte, NC. Simonini Builders’ newest collection of Right-Sized Luxury! Right-Sized Living. Homes where space is designed to maximize living and minimize empty space – Homes where everyday living is inspired by the best in design, finishes and innovation. The dates for the Home-A-Rama in Charlotte, NC are September 25 – October 10, 2010. What I like and what Charlotte Realtor’s have been saying is people have been asking for smaller but upgraded homes. Buyers are tired of formal living rooms but need offices to work from home. Charlotte is conducive to entertaining outside so we want outdoor entertaining areas.
  

  Lot size

• Generally with a few exceptions, the closer to downtown you get the smaller your lot will be. If you would like a larger yard, you may want to stick to an older Charlotte home nearer to the South Park area. If you want new construction you will probably have to look in Union County or on the edge of Mecklenburg County. Most of these homes in a lower price point will not have large yards. The further out from center city Charlotte, the newer the homes and the larger the yard as a general rule. Please do not limit yourself to a fenced in yard. Fences are not expensive compared to the price of a home and if the backyard will work, you can always add a fence.

Charlotte Shopping-

• There are shopping malls and strip malls all over Charlotte. No matter where you live you will most likely have a Target or Walmart nearby as well as a grocery store within 15 minutes. Great Charlotte Schools

• Public schools in Charlotte can be tricky. The CMS Mecklenburg Schools especially because of things that happened decades ago. Don’t get me wrong, we have some really fantastic schools here. This year in fact 2 magnet programs won award for the top magnet schools in the COUNTRY. Those are Smith Language Academy (k-8) and Davidson IB (k-5.) We also have quite a few charter schools which are public. The county school systems outside of Charlotte tend to be more popular for newcomers. I have lived in Charlotte for 20 years and all my children (5) attended Charlotte Mecklenburg Schools and are receiving a great education. In fact a few of my kids have an IEP or a 501k plan and the accommodations have been great even in high school. Here are some other popular school systems:

• Mecklenburg County
• Mecklenburg charter schools
• Cabarrus, NC
• Fort Mill, SC
• Gaston County
• Union County
• York County

**Private Schools in Charlotte are another great choice. We have many. Here are some of the more popular private schools in Charlotte, NC.

• Providence Day School (K-12)
• Charlotte Christian (K-12)
• Fletcher School of Charlotte (1-12)

Renting a home

• Honestly, I would not blame anyone for wanting to rent a Charlotte  home when they first come to a new city to find their way around. It is scary enough to move and leave your friends and family behind. I think it is a great idea to rent for 6 months or so and decided what Charlotte community is a good fit for you. We can help you with a rental like this if your intentions are to purchase a home after you “get your bearings.” If you are coming to Charlotte and do not have the intention to purchase a home, start here. Convenience-Affordable-Great Schools-Arboretum homes in Charlotte

Spring has sprung and we can see the green without parting with our green! What I’m talking about is living near The Arboretum for a great price! As you know, an arboretum is defined as a garden of trees or an area heavily populated with trees. That can actually describe most of South Charlotte, but when you look around The Arboretum area , you’ll notice that extra effort has been taken to preserve trees. In fact, there are a few entrances to the greenways and several parks down here that I’ve mentioned before. So who knows maybe you may even find Greg and Christy near your Arboretum home!!

Currently, there are some fantastic Charlotte properties for sale in The Arboretum area at or below tax value. The schools in the area are something I could write a whole other blog about (which I will in due time), but everything you need for yourself or your family is literally within a one mile radius of The Arboretum. Across Pineville-Matthews road is a medical complex with numerous specialty doctors such as: gastroenteritis, cardiac specialists, laser eye specialists, orthodontists, dentists, a weight loss clinic, and the ever popular Urgent Care Clinic.

Then, at The Arboretum itself are plenty of places to shop for things like life’s staples: groceries at the all night Harris Teeter, drugstore needs at Rite Aid, and everything under the sun at the 24 hour Walmart. For the rest of the shopping you’ll want to do, you can go to: The Gap, Kid’s Place, Kirkland’s, Omega Sports, Rack Room Shoes, Barnes and Noble Books, Bed Bath and Beyond, a Wild Birds Store, a few jewelry stores, a music and arts store, Michael’s Craft store, and many more places of commerce! You can even get a massage at Massage Envy after a rough day of work or shopping. Then, for dining you have everything from drive-thru joints like McDonalds, Chik-Fil-a, Taco-Bell to “go in and sit down quick bites” such as, McAlister’s Deli, 5 Guys Burgers, Noodles & Company, Smoothie King, and Firehouse Subs. If you want more than a quick bite but don’t want to spend a whole lot of money, you can go to Chili’s, Avanti’s Italian, Good Ole’ Days, or the Cajun Yard Dog. For a bit pricier meal that is well worth the price try a steak and wine at Mickey and Mooches’ one of my very favorite steak houses in Charlotte, NC.
