Investing in Charlotte Real Estate

We’ve all heard that Charlotte Real Estate is one of the best investments you’ll ever make in your life.

Your parents and grandparents might have even told you when you were growing up, “Buy land! They aren’t making it anymore” and it’s true. Currently, investing in Charlotte real estate is an excellent choice as this is one of the fastest growing areas in the nation– even during the recession.

But where else is it safe to sink your dollars when you have the means to do so? Maybe you’ve just graduated and you have accumulated a tidy sum in graduation gift money, or perhaps you’re a young couple that just got married and you’re set with wedding gifts that came in as currency, or maybe you’ve just been savvy enough to save your money by spending it wisely; whatever the reason or means of generating the funds, now is a time when you can afford to invest.

You could spend quite a bit of time researching and reading to try and find the five best spots to put your money. Instead, the most recently hailed as sound are right here:

Best Charlotte Investments:

1. Bank certificates of deposit usually let you invest just a few hundred dollars, and your funds are insured by the FDIC.
2. Short-term bond funds have been showing a strong return lately. Usually there is a minimum investment of $1,000.
3. Mutual funds get you into the stock market at a lower risk than if you just started buying stock in various increments. Instead, you buy into a diversified portfolio with a variety of stocks and bonds.
4. Municipal bonds are often all tax-exempt bonds (not always), and are issued by a municipality for the purchaser to cash in on at a specific period of time.
5. IRA’s – the individual retirement account. This is often a great investment especially if your employer matches your contribution out of your paycheck.

Check with a financial consultant or investment planner before making any hasty decisions with your money! Be sure whomever you choose is licensed or certified in their field and you might even want to see if there are any Better Business Bureau complaints against him or her.

Charlotte, Where the streets have too many names!

OK, every once in a while we’re going to tell you about something that bugs us about Charlotte!  But first enjoy this video by U2 and know that getting around Charlotte is a picnic compared to LA!

Okay, well if you are new to Charlotte, you have most likely been lost on Sharon Rd, Sharon Ln, Sharon View, Sharon Lake etc. Or was it Queens? Queens Road West, Queen and Queens? And don’t get me started about how the streets change names as you drive. Runnymeade, Woodlawn, and Billy Graham all are the same road. I have lived here 19 years and still get turned around. Thank goodness for modern technology and a good GPS!

How I came about these homes is I chose to pull statistics about the Charlotte Real Estate Market from the mls based on a list price over $1million that have priced decreases of 15% or more, list prices from $650,000 to $1million that have at least a 10% decrease, and listing prices that are under $650,000 that have had at least a 5% decrease in price. HOT Charlotte, NC Real Estate Deals

How I came about these homes is I chose to pull statistics about the Charlotte Real Estate Market from the mls based on a list price over $1million that have priced decreases of 15% or more, list prices from $650,000 to $1million that have at least a 10% decrease, and listing prices that are under $650,000 that have had at least a 5% decrease in price. Home on the Charlotte Property Range-A Little Piece of Heaven

Need some elbow room? There is plenty of space available in Charlotte for everyone who wants it!

Did you know that within the last two years more than 70 Charlotte properties with two to four acres of land have sold in the Charlotte area for less than $600,000?

Now, two acres is a nice size piece of property! When you take it up to four acres, you’re really talking about even more privacy. Considering what real estate goes for in the Charlotte, North Carolina area, at a price less than $600k, that’s really not too bad when you see the kinds of homes that have been on those properties. These aren’t trailers, prefabricated homes, or tiny shacks in disrepair, some of these houses are luxurious with more than 3,000 square feet of heated living space.

Over the last couple of years, homes in a lower price range, up to $300,000, with just an acre of land have sold in Charlotte for as low as $51,000 for a three bedroom, two full bathroom 1,152 square foot home in the Moores Chapel road area. Many homes are available today with an acre of land in the $300,000. You just need to find them. How do you find them? Get a Realtor!

If you’re not claustrophobic and don’t need a “home on the range,” you might want the ease of life that owning a townhome or Charlotte condominium offers.

In the past year in the South Charlotte area, a number of outstanding real estate deals have taken place. In the Cotswold area, a condo with three bedrooms and two full bathrooms sold for $105,000 which was almost $30,000 below tax value! This is a home with over 1,400 square feet, close to the Cotswold shopping area and all of the conveniences of easy access to Myers Park, South Park, and Uptown.  Two other townhomes in South Park, just blocks away from t

The exquisite South Park mall, with two bedrooms and two full bathrooms sold for around $120,000. One of the townhomes went for just below its tax value, the other for slightly above. In fact, many condos and townhomes are currently selling for below or right around tax value at this time in very desirable neighborhoods!

You can still get a great deal of bang for your buck in Charlotte if you know what you want and you get a Realtor in Charlotte and on your side who knows what you’re looking for. If you’re undecided and you haven’t been prequalified for a loan and don’t know your price-range, it’s hard for a skilled Realtor to find what is best for you. Find out what price range you can afford by having a lender check on what you can honestly expect to borrow. That way, you and your Charlotte Realtor will not waste any time looking at homes that are too far out of your price range. Also, you’ll make sure you’re not short changing yourself by purchasing something below what you can afford. After all, you might not need a whole lot of elbow room, but your home should be the best in your range!

YES-You Can Buy Happiness in Charlotte! Just ask Bo!

The infamous star of the movie, Ten, Bo Derek once said, “Whoever said money can’t buy happiness simply didn’t know where to go shopping.” I say they must not live in South Charlotte either, because there are so many great places to shop, it makes living in the area a true joy!

One of the neatest little nooks to stop in is the Promenade on Providence off of 485 at the intersection of Providence Road and Ballantyne Commons Parkway (just before BCP turns into McKee Road). There are some nice locally owned boutique shops, a few larger chain stores, restaurants, a gas station, and some service type offices such as a dentist, a tanning salon, a vision center, and a massage spa.

The larger chain stores are places that we often need in our daily lives like Home Depot. During this time of year, you might end up there a few times each weekend if you’re like me and trying to do your spring cleaning, yard work, and the outdoor home repairs that have been  put off all winter. Their nursery is in full bloom and the temptation to buy every lovely flower and fully grown bush that the yard will hold is a strong urge to overcome! Sometimes buying a package of seeds and nurturing them into full flowers or plants can be even more satisfying than buying those that are already mature.

There’s also a Lowe’s Foods grocery store. You can find very fresh meat, fish and seafood, poultry, and pork here. There are also some items at Lowe’s that you don’t seem to find at other stores. Some of their products are from companies that are more into natural ingredients and recycled materials. Sure they have the regular pre-packaged cupcakes and lunch meats we all use for the occasional quick bite, but there are some unique things there as well. I can’t always put my finger on it, but there is something different about this store.

Stein Mart has a branch here which has everything from clothing and luggage, to stationery and home decorations. Another home store, Linens & Things provides an array of interior needs for the bedroom, bathroom, and more. Kirkland’s is on one of the corners of the shopping center and they have so many interesting pieces of art, statues, paintings, rugs, and off beat gift items that it’s easy to lose half a day and still not see everything in there.

Promenade on Providence Restaurants

Food is really varied at Promenade on Providence. You can go to a small version of Wolfgang Puck’s to dine in or get something to go, Sushi 101 is self explanatory, Carolina Bakery pretty much is too…some of the yummiest pastries and coffee you can find, even though right next door is a Starbucks! A Macaroni Grill sits on the corner of Providence and Ballantyne Commons right across from an On the Border Mexican restaurant. A place called the Q Shack is a place for barbeque and for dessert, you can always hit the Cold Stone Creamery for ice cream. There are even more places to eat and shop but I just can’t name all of them! You really need to see it for yourself, especially on weekend nights in May when the live music starts up again. People watching is fun to do and the music is always entertaining. Folks dine outside or go sit around the fountain while kids dance around and meet new friends. Don’t get me wrong, adults meet new friends, too. Especially at Arooji’s Wine Room (My Favorite- try the mushroom ravioli!) where the food and wine are always outstanding!

Living close to this shopping center is easy to do. There are several Charlotte neighborhoods around the Ballantyne Commons/McKee Road area where Providence Road intersects.  If you’re coming up Ballantyne Commons, you’ll pass Raintree Country Club on your left.  There are so many different types of residences to choose from if you want to live in Raintree! You can opt for a traditional Charlotte condominium, which is where you own just from the walls inward and do not have a yard. Or, you can find a nice Charlotte townhome with a small plot of land to dig in yet still not worry about mowing. Then there are homes that range in size from 1,500 to 4,000 square feet. If you were coming from the opposite direction down McKee Road, you might come across the Deerfield Creek neighborhood, which also has several Charlotte homes for sale. These are mainly transitional style homes with full brick exteriors and generous lot sizes of one-third to one-half acre. For a 3,000 to 5,000+ square foot home, you’ll pay between $400k and $600k.

On Providence Road there are a couple of lovely Charlotte neighborhoods worth mentioning close to the Promenade, one is Berkeley Subdivision, which is almost right across the street from Providence Spring Elementary school. Houses in this subdivision tend to range between $275k and $544,500 for three to four thousand square feet of living space.

Then, going further down Providence Road and crossing over Ballantyne Commons Parkway, past the Promenade, crossing over 485, a little closer toward Weddington, you’ll find the Providence Plantation neighborhood. There are some gorgeous Charlotte homes for sale right now in the Providence Plantation neighborhood with prices ranging anywhere from $239,900 to $899,000.

The Promenade at Providence Road and Ballantyne Commons where 485 intersects has even more than just stores to generate the happiness that Bo Derek says comes from shopping. There are restaurants,Charlotte life services, and many different styles of homes to live in! You know, there are some things that money can buy that just don’t fit into a shopping bag…

Friday Fun: Do I remind you of the eTrade baby?

OK today’s Friday Fun is about to get real serious! I have decided to try my hand at video – as many of you know I am an internet/social media superstar (I checked you can in fact self proclaim yourself a superstar) Kidding aside if you’re going to be a social media star – you have to do video so I’m in the process of testing out my (what I assumed was) an innate talent for online video. Hoping to entertain, inform and maybe inspire millions.

Well thanks to my wonderfully candid and no nonsense wife Rhonda – I may have to pull back a bit on my video adventure. Let’s just say the early reviews are….mixed. There’s some good news – Rhonda says (on video) I look like someone famous the bad news Rhonda says (on video) I look like someone famous! I’ll leave it you my readers to decide – what do you think do I remind you of the eTrade baby? (love to hear your comments on this one!)

GOOG 411 Easy-Peasy Free Charlotte Info and Phone Numbers

OK so maybe you know about Google’s free and easy 411 information service (it’s been around a while). Simply dial 1-800-466-4411 and voila (I like that word) you’ll get the phone number, address and even a follow up text message for any Charlotte business. Try it!

The great thing about GOOG 411 is it’s free, free, free….and while it may not always be perfect – hey if they give you the wrong number it’s not like you just wasted $1+ using the boneheaded phone company 411! Watch the GOOG 411 video here and if you’re feeling really geeky check out all the amazing and not so amazing (hey Google’s big but it’s not perfect) apps in the Google Product website…and if you’re wearing your tin foil hat check out Google Labs while you wait for word from the mother ship!
