Kid in a candy store? Charlotte’s August Market Statistics

When was the last time you visited a candy store? This months Realtor Reflections shows the comparison of statistics from June 07 to June 08. Check pages 50-51 to find out what is going on in today’s market in Charlotte, NC.
The stats are not the best news if you’re sitting on a home and can’t sell but if you’re looking to buy a home ~ well the Charlotte market kinda looks like a candy store. If you’re a buyer you’re a kid again! Sellers please don’t throw Milk Duds at the computer ~ the reality is there are always people looking to buy and people looking to sell. Sellers: it’s just a matter of making sure you candy is out front and marketed well. Buyers: be patient, do your homework (you’re a kid remember) and don’t lose sight as to what features are most important to you ~ choose your favorite candy! Buyers & Sellers: Now is the time you want need an experienced, patient and levelheaded Realtor ~ let us help you!
- Days on Market June 08- 37% closed 120 days or more, 17% closed between 91-120 days, 24% closed in 60 days or less
- Average Days on Market 125.08!!
- Whew..that why my home has NOT sold yet!!Contracts decreased 32.4% over this same period last year.
- Closings decreased 29% over the same period of one year.
Average closing price decreased 5.8%compared to the same period as last year. Not as much as the media leads you to believe. I am not quite sure why newcomers come to Charlotte and think they can steal a home for 25% LESS than the asking price. That is just not what happens here!
This gorgeous home in Dilworth is currently listed at $699,000. The higher end market in Charlotte has seen a larger decrease in prices with longer times on market and I do think that is because of the media and the new lending regulations.
